Building a home raises a lot of questions. Here are the ones we hear most often — answered the way we'd answer them in person.

The Process

Most builders start with a floor plan — they hand you a layout and ask you to pick finishes. We do it differently. Before anything is drawn, we start with how you want to live: how your family moves through a morning, where you need quiet, where you want connection, how light should move through your home across the day.

Once that picture is clear, our interior designer establishes the vision — space planning, materials, the relationship between rooms — and the structural design follows from there. The result is a home that feels inevitable rather than assembled.

It starts with a 15-minute call to confirm basic fit — land, budget range, timeline, and whether our approach makes sense for what you're trying to build. If that's a match, we move into a deeper discovery conversation about how you want to live.

From there: interior design and space planning → structural design → permitting → construction → final walkthrough. The timeline varies by scope, but most custom builds run 10–14 months from groundbreak to move-in. We'll give you a realistic picture of your specific timeline early in the process.

We keep it small on purpose. The inside-out process requires real attention — we can't give every client the focus this kind of build deserves if we're running a high volume operation. We work with a limited number of clients each year, which is how we maintain the quality and partnership each project deserves.

No. Some of our best conversations start before land is secured. We can help you think through what to look for in a lot, what questions to ask, and how land choice affects what you can build. Budget & Pricing

Our custom bespoke builds typically start in the $500K range and go up from there depending on size, scope, finishes, and land. Semi-custom and spec builds can come in below that threshold.

We won't quote a number without understanding your vision — cost-per-square-foot estimates without context are misleading and usually wrong in both directions. What we can do is give you a realistic picture of what your specific vision requires early in our first real conversation, before either of us has invested significant time.

Construction financing typically works on a draw schedule — funds are released in stages as construction milestones are reached. Your lender handles the mechanics of this; we coordinate with them to keep everything moving on schedule.

We'll walk you through what to expect from a cash flow standpoint before you sign anything. No surprises is a core part of how we operate.

We work with lenders who understand construction projects in the North Texas and Texoma markets and can point you toward the right people. We're not lenders and don't take referral fees — we just want to make sure you're set up with someone who won't slow the project down.

Timeline

Most custom builds run 10–14 months from groundbreak to move-in. The design and permitting phase before groundbreak adds time depending on scope and your municipality's review process — budget 2–4 months for that phase.

Total from first conversation to move-in: plan for 14–18 months on a typical custom build. We'll give you a project-specific timeline once we understand what you're building.

The most common causes are weather, permitting delays, and material lead times on custom items. We build buffer into our schedules for weather and flag long-lead items early so they don't become bottlenecks mid-build.

What we won't do is give you an optimistic timeline to win the job and then walk it back later. If there's a realistic risk of delay, you'll hear it from us before we break ground.
